We consult with you about staging your home so it shows well. We may suggest you do some repairs to enhance the property and get top dollar for your home.
We will also consult with you about HOA costs/concerns
The title company costs that will be associated with the sale of the property and any discounts that you could be entitled to. The title discounts can be larger than my fee. This way you can estimate your financial results before you sell.
The real estate is placed in the Tucson MLS immediately. Other companes can take days to place a property in the MLS. Most agents do not have authority to place property for sale in the MLS.
Instant e-mail notification of your new listing to buyers and realtors who have buyers looking for property like yours.
Photos taken on a digital wideangle camera and cropped/enhanced using Photoshop.
Professional sign installation
A sign ryder that describes the property, offers a flyer to be faxed to the buyer or the buyer can be connected directly to Clayton to set up a showing.
A secure lockbox that can only be opened by licensed Realtors or appraisers. Clayton is notified when anytime a lockbox is opened.

The closing service includes:

Verification that the purchaser is a qualified buyer
Help with negotiations on sales and repairs. Consulting regarding purchase contract and repair requests. Mant sellers are encouraged to spends thousands on unnecessary repairs. Clayton will negotiate and try to save you money. RELATED STORY about polybutyl plumbing.
Help with all paperwork during negotiations using the correct forms including LSR, SPDS, CLUE, BINSR, LBP etc.
All contact with the buyer or Realtor representing the buyer.
Help with title work and getting discounts from the title company that may be available.
Contact with lender and appraiser as needed.
Review of the title company HUD1 statement at close of esrow.
